‘The Promenade at Town Center’ Project Approved by Palm Coast City Council

The Palm Coast City Council voted Tuesday to approve 'The Promenade at Town Center,’ a technical site plan proposed by PC Town Center Development II, LLC, a division of Persimmon Capital Partners Group, LLC. It will be the first mixed-use construction project to be built in Town Center.
The scale and scope of the project mirrors that of the original 2003 plan for the estimated 1,600 acres of Town Center, being comprised of both residential and private business, creating a downtown atmosphere that is walkable and pedestrian friendly for both visitors and residents.
The building will be located on 17.35 acres on what is considered the urban core of Town Center development, the southwest corner of Central Ave at Bulldog Dr. It will include a total of 237,142 sq ft, with 56,793 sq ft of commercial space on the first floor, and 204 residential units on floors 2-4 of the 4-story structure. It will include 521 designated parking spaces, 15 of which will be ADA compliant, as well as 26 spaces designated for bicycles. Upper floors 2-4 will feature 6 individual building areas, which will be accessible via walkways on those floors. Total maximum height of the building will be 50 ft.
Residential spaces will include studio, 1BR and 2BR units, which will range from 655 sq ft. to 1,163 sq ft. The building will also feature an amenities center for residents, which will include a swimming pool, pickleball court, and other facilities. While no individual vendors have been confirmed at this time, a traffic study projects that an estimated 5,961 daily trips will be generated because of the project upon completion.
Prior to Tuesday’s City Council meeting vote, the project was approved by the Planning and Land Development Regulation Board. The motion to approve the building was passed unanimously in a 4-0 vote by Palm Coast City Council. City staff are currently reviewing building permits. Construction commencement is yet to be determined at this time.
